Seniors Living Proposal

The site, on Myall St, is located outside of the Urban Growth Boundary and is zoned Rural. Accordingly the proposed residential use creates conflict with the intent of the planning scheme. The proposal is also within the water catchment zone. The application is posted HERE.

GemLife is proposing to build 246 seniors’ housing units as part of a gated Cooroy Golf Course development in Myall Street. Although the project could have a big impact on the town’s traffic and services, it is proposed that the Cooroy Golf Club would get two new fairways and a new $2.2 m clubhouse in the centre of the existing 18 holes. 

The applicant has been asked by Noosa Council to demonstrate how the proposed dwellings provide for aged care as per the need identified in the Housing Needs Analysis, and how the proposal links with current public transportation, the location of pedestrian links, traffic surveys, including traffic generation, parking, and stormwater issues. How the Gemlife proposal does not comply with the Noosa Plan
1. The proposed residential estate is located within the Lake Macdonald Catchment Area, and thus does not comply with the Noosa Plan.

2. The development will result in a worsening of operating conditions on the state-controlled road network, especially at the already congested intersections at Myall and Elm streets, and Diamond and Elm streets.

3. Proposed density of proposal is not compatible with surrounding development.

4. Site cover exceeds the maximum allowed area/plot ratio.

5. Site layout does not provide an adequate setback or buffer between premises.

6. Design does not provide adequate areas for outdoor recreation for children.

7. These ‘relocatable’ houses are not truly relocatable, in a practical sense.

8. Internal road width of 6m does not provide adequate space for visitor parking, emergency vehicles, and walkways.

9. The proposal is located on land within the Rural Zone, which is an inconsistent land use.

10. The development will negatively impact on scenic and environmental values of the nearby rural land, to the east and to the north.

    There are many concerns I have re the proposed Gemlife aged lifestyle village in Cooroy.
    One of those is the aging demographic of the Cooroy hinterland area. Already the area is dominated by over 50’s folk with little effort or planning to retain and attract a younger more vibrant age bracket. The balance is way off kilter as is so any future proposal for development needs to make a serious contribution to the needs and desires of young people. That way we may be able to keep the colour happening in Cooroy and surrounds rather than a predominance of gray.

    I don’t support this development in it’s current format. I believe some provision for a Cooroy town bypass should be incorporated in any development of this site. It makes sense to have a bypass road from the roundabout to just pass Swift Drive to alleviate the congestion in Cooroy. If this development goes ahead in it’s current format it removes any hope of fixing the increasing traffic jam at peak hours in Cooroy. In fact with more residents from the development, the problem will only get worse

    This proposed development will cause major traffic issues with the already congested entry into the town via Myall Street Elm Street intersection. No thought has gone into the need to re-route traffic away from the town centre. A much greater need for this particular site is for a bypass of the town for traffic wishing to go to Tewantin. This was a proposal on the table when the Bruce Highway bypass was being discussed many years ago. It was shelved then due to the property being in the Lake Macdonald catchment area. If that was the case how can a major housing development be a better idea. Please re-think this whole proposal and work out a way to remove through traffic from Cooroy instead. Our town will not suffer nearly as much as it would with a major housing development such as this proposal.

    We strongly oppose this second retirement village boring looking large development in Cooroy on the grounds of no more high density living in our small country town. This is high density living at its worst. It will open the gates for even more development later on. Cooroy is full already. Only those who play golf would benefit from the proposed new club house. Traffic and parking would be chaotic at certain times of the day which is already bad. Strongly object. Thank you.
